The IPO is a book-built issue worth Rs. 3,405 crore, comprising a fresh issue of 23.90 crore shares totaling Rs. 2,390 crore and an offer for sale of 10.15 crore shares amounting to Rs. 1,015 crore.

Bagmane Prime Office REIT proposes to utilize the net proceeds from the issue towards strategic asset acquisitions and general purposes. The REIT will allocate approximately Rs. 1,420 crore for the acquisition of BDPL’s stake in Luxor at Bagmane Capital Tech Park.
Additionally, around Rs. 820 crore will be used for part-funding the acquisition of 93.00 percent of the issued and paid-up equity share capital of BRPL.
The remaining funds will be utilized for general corporate purposes, supporting overall operations and future growth plans. This allocation aims to strengthen the asset portfolio, enhance income-generating capacity, and improve long-term value creation.

Coming into financial highlights, Bagmane Prime Office REIT’s total revenue from operations has increased from Rs. 2,205.37 crore in FY24 to Rs. 2,370.75 crore in FY25, which represents a growth of 7.50 percent. The net profit has also increased by 10.84 percent from Rs. 809.36 crore in FY24 to Rs. 897.10 crore in FY25.
In the nine months of FY25, Bagmane Prime Office REIT has reported a revenue from operations of Rs. 1,942.94 crore and a net profit of Rs. 829.02 crore. Bagmane Prime Office REIT’s revenue and net profit have grown at a CAGR of 9.44 percent and 8.74 percent, respectively, over the last two years.
